BMW North American Headquarters

Corporate / Workplace New Jersey
BMW selected FCA to assist in consolidating its North and South Campuses in Woodcliff Lake, NJ, into a single, unified workplace. The project's primary objective was to create a modern, purposeful, and connected environment that supports employees and optimizes real estate utilization. The initiative focused on three key drivers for change: improving work processes and connected workplaces, fostering collaborative behavior and strengthening culture, and developing next-generation workplace infrastructure.

The project encompassed a comprehensive renovation and integration of the campus, with a particular focus on the 200,000 square feet within Building 200. This revitalization includes the creation of a dramatic, two-story structural-glazed entry pavilion to serve as a new anchor for the campus and create a monumental sense of arrival. Internally, a "Main Street" corridor was designed to improve associate experience by linking major amenity destinations and encouraging movement and collaboration. A significant aspect of the internal reorganization was relocating the café to the main floor, transforming it into a central social hub with extensive indoor and outdoor seating.

The design supports a modern hybrid work model with unassigned seating and departmental zones to accommodate critical adjacencies and improve workflow. Materiality and color choices were carefully selected to align with BMW's brand guidelines, introducing custom elements like a blackened steel communicating stair that doubles as a display area for BMW products, and a large 3D wood slat ceiling canopy in the café to create more intimate zones. The project emphasizes innovative interior and exterior design elements to improve cultural cohesion, operational efficiencies, and enhance the overall campus character.
